The site sits within a pleasant rural setting sandwiched between Bestwood Country Park and Leen Valley Country Park, approximately 6 miles north of Nottingham City Centre. It is an established residential area characterised by a mix of post war and new build properties.

The development is a mix of two and three bed homes, all two storeys. This is consistent with the local surroundings such as those closer to Moor Bridge, and within Bestwood Village.

The form and scale of all house types are based on the local vernacular pre and post-war suburban two storey dwellings, with pitched roofs at 35°. The houses are simple forms with projecting eaves and verges. Variation is provided to the streetscape by the natural level changes, the mix in forms and the material pallet. The scaling and setting out of windows and doors has been designed to allow for well-lit accommodation throughout, aiding natural surveillance over the streets and following the principles of “Secured by Design” thus providing a contemporary aesthetic to the streetscape. The resulting proposal for 49 new dwellings balances a number of constraints whilst providing generous outdoor amenity spaces, parking provision and access to public open space along the River Leen. The simple yet contemporary aesthetic of the dwellings, combined with the site layout will provide attractive streetscapes and a desirable place to live.
