The manner in which the building is configured responds sensitively to the neighbouring exiting buildings around the site. The proposals are for a high-quality building to maintain the character and grain of the area. The building proper is four stories in height with a fifth clerestory level. The proposed parapet level of the building will align with that of the adjacent Portland Square.

Projecting from the existing blank facade of Portland Square the building references the historic warehouse buildings (on Gamble Street and Portland Road) in its massing and position within the site. The intention is to stop up the corner of the site to allow a rectilinear building in keeping with the existing. This will also create a smaller radius corner more appropriate for a residential area. All current parking along Raleigh Street will be retained. The repeating rhythm and articulation of the facade references the common industrial vernacular of the area with specific attention to detail paid to the red brick detailing.
